To ensure the safety and comfort of our residents, we’ve created a list of policies and FAQs related to life in our apartment communities. Click each question below to view the answer.
Do You Allow Pets?

Sorry, but we do not accept pets in our communities. This is to help ensure that our communities stay as clean, quiet, and comfortable as possible.

Can I Smoke In My Apartment and/or In the Apartment Community?
Smoking is not permitted in your apartment unit, nor is it permitted on your deck or patio. It is only permitted 25 feet away from any building in the apartment community.
What Are Your Leasing Options?
We offer 12-month leases for your first rental year. After your first year, 6-month and month-to-month leases are available at an additional cost.
What If I Want to Terminate My Lease?

If you intend to move out, we require a written 30-day notice to vacate. You’ll be required to pay rent for those 30 days. If you wish to vacate your unit before the end of your lease, you will be subject to an early termination charge. 

What Utilities Are Included In My Rent?

The following utilities are included in your rental rate:

  • Water
  • Sewer
  • Trash removal
What Utilities Aren’t Included In My Rent, and How Much Do They Cost?

As a tenant, you are responsible for the following utilities:

  • Gas — provided by DTE (1-877-477-4747)
  • Electricity — provided by Consumers Energy (1-800-477-5050)
  • Cable/internet services*

Monthly costs for gas and electricity will vary based on the size of your unit, usage, and the varying rate charged by the service provider. 

*At Kensington Preserve and Kensington Senior Living, cable and internet services are provided through a community-wide partnership with Charter Spectrum, and are required for an additional cost beyond the rental rate.

What Parking Options Are Available?
One of the amenities available at each of our apartment communities is an enclosed garage. Garages are intended to be used for parking vehicles, not for storage. In addition to the enclosed garage, we have enough parking lot space to accommodate one more vehicle per unit.
What Amenities Does Each Apartment Include?

At all of our apartment communities, each unit is equipped with the following amenities:

  • Individually enclosed garage
  • Full-size, in-unit washer and dryer
  • Fully equipped kitchen
  • Individually controlled heat and air conditioning

Do You Require Renters Insurance?
Yes, we do require renters insurance at all of our properties. As a tenant, you agree to obtain and maintain an HO4 policy at your own expense during the term of your lease, as well as any subsequent lease renewal periods. The HO4 policy must provide liability limits of no less than $100,000 per occurrence.
